Very thorough inspection and clear options.
Arrived to home and homeowner was saying unit would come on sometimes and not others. He had a herm cap that was 18/80 and a fan that was 0/10. We replaced both and I recommended maintenance and a soft start but homeowner wants to think on it. As I was leaving I turned the stat up to 78 and it still should had been calling but it went back to the time delay. I took the stat off and jumped it out, waited 15 mins and the unit kept running with no issues. I suspect the stat is having an issue and recommended replacing it. He is going to do that himself but said he would call if he couldn’t get it to work. Unit is running at departure with a 20 degree TD
Preformed tune up on main unit, system running within manufacturer specifications and for the age it looked ok. I found unit had a bad fan capacitor that we replaced and recommended getting on a maintenance plan. I also recommended to add a clean out and safety switch to drain line. Otherwise unit in good health. System running at departure.
I found the contact switch was welded shut, causing the condensing side of the system to not shut down. I replaced the switch and added an inrush kit to help prevent further issues. I checked the capacitors and the system operations in the unit is operating properly at this time.
The outdoor fan motor was seized. I had to cool the compressor to verify operations. It was out on IP. The contactor was burnt and I recommended as preventative maintenance to repair it. I replaced the 1075 outdoor fan motor and contactor. The unit is operating properly.

Arrived to home and homeowner say’s thermostat is coming on and off. I checked the wires on stat and reset it. I got on the roof and found that the drain line was clogged and tripping the condensation safety switch. Homeowner said he will take care of it himself. Also, while I had that panel open I found that the coil was extremely dirty and matted. The filter inside was also pretty clogged. I told him I will send estimates over to clear drain if he changes his mind and to do a indoor coil clean as well as maintenance. Unit running at departure
The outdoor fan motor has gone bad and is overheating and shutting down. The capacitor for the compressor has gone bad due to the fan shutting down and needs replaced.
Arrived to home and homeowner had the unit set to 75° and it was maintaining temperature. My pressures and gauge readings appear to be OK but the compressor seems like it is struggling. The run load amps are maxed out and the starting amps are maxed out. That compressor is is not healthy.. I did suggest adding a in rush device but that’s only going to help with the starting side of the compressor. There’s not a lot we can do about the run side as the capacitor was good. Homeowner did not want to do anything to unit and is going to wait it out. Unit is running at departure but I only had 15° temperature differential.
