I performed maintenance on all four systems. The 4 ton unit was displaying a low charge. The unit is under parts and labor warranty and they charge the unit back to factory specifications
I performed a cooling tuneup on the unit and installed a Reme. The units operating properly at this time
I performed a maintenance on the system. I found the dual capacitor testing bad and the contactor is pitted. The air handler is missing the condensate safety switch. I replaced the contactor and dual capacitor and added a condensate safety switch. The unit is operating properly at this time
I performed a system maintenance and cooling. I found the unit displaying a slight under charge. I charge the unit back to factory specifications. The unit is operating properly
I performed a complete system check for heating and cooling. I found the system mismatched the outdoor unit is a Goodman from 2005 and the indoor unit is a carrier from 1994. The gauge readings indicate the metering device is not matched to the system causing issues with efficiency. The contactor is burnt and the compressor capacitor has gone bad. The start relay and capacitor are not operating and need replaced. There’s evidence at some point the condenser fan motor had come off and damaged the condenser coil. The condenser fan airfoil is missing. The disconnect is burnt. When I shut the breaker off at the disconnect and turned it back on it did not supply voltage to the system. I found the connections are burnt. I was able to get the unit to run to finish testing. At the indoor unit I found the blower capacitor has tested bad and the primary condensate pan has rusted all the way through. The secondary pan is starting to rust from the issue. I performed an AC check on the system. Everything is operating properly at this time. I secured the line set to the inside of the line set cover to help prevent the line set cover from popping open.
