Based on interactions with many various contractors, I have confidence in Matt's diagnosis, solutions, and work. Received call about arrival time. Four workers showed and immediately set to work. Finished in 4 hours a d cleaned thoroughly. One worker did leave package of disposable gloves behind.

I checked the unit and cooling. I found it had a bad capacitor on the blower. The unit has really high static pressures. I replaced the blower capacitor and set the blower speed on the red lead low. This reduce some of the blower noise in the condition space. If the unit begins to freeze, will need to return and switch it back to the black lead.

Performed cooling preventative maintenance on both units. The unit for the front of the house had a bad capacitor that I replaced. The unit in the back of the house is operating properly for conditions and I added a Condinsate safety switch.

Same recommendations on this system, the low voltage wiring is a bit worse on this one so would recommend getting this fixed before it creates an issue.

Existing condensation drain line does not have a P-trap installed and is dripping directly on the roof. The line should be run off of the roof to eliminate roofing damage. Low voltage control wiring is sunburnt and wire nut connections are exposed. This can cause a low voltage short when monsoon rains come.

I found the upstairs unit had a burnt contactor and a blown capacitor. I replaced the capacitor and contactor and added an inrush device to help prevent further issue. Performed a Cooling check on the upstairs unit and did not do a cooling check on the downstairs. This is the follow up on my previous visit that I did the downstairs unit and did not have access for the upstairs.

I performed cooling preventative maintenance on both units. The 3 1/2 ton unit displayed a low charge. I verified on previous visits. The sub cooling was the same and the unit has been under charged. The homeowner verified in his records that the unit has been under charged for a long period of time. I charge the unit back up to factory specifications.

I found the unit low on charge, and the outdoor fan motor was very hot. I found the king valve, not no one backseated and leaking. Freon in both service ports leaking. I backseated of the valves replaced the service valves and added Freon caps. I charge the unit back to factory specifications. I inspected the outdoor and indoor coil for signs of leaks. I did not see any other issues the unit is operating properly at this time.
