I have been in my attic adding Ethernet lines and checking for duct leaks, these guys had to replace a long run duct that collapsed, remove the old unit and reinstall the new unit. They spent the day working away at it and by evening we had cool air flowing in our house again. They cleaned up after themselves and laid down paper and drop cloths to keep our house clean. Great Job.

The thermostat app is having technical issues and dropped the installed thermostat. Upon arrival the thermostat was reset and was going through installer set up connectivity program. I reestablished connection to the app. The thermostat kept its connection with the Wi-Fi. The thermostat I removed was not getting any Wi-Fi is why it was not connecting to the app. The unit is operating properly

Preformed tune up on gas split unit, system looks to be in good order but there was a couple recommendations I made as it looks like this was our first visit since install. Surge protectors are a good idea to have to protect this investment. We put them on tv and computers it’s a good idea to put them on our central heating and air system. In addition a in rush device would be beneficial and cut the starting amps in half and keep a healthy unit. They stopped putting them on from the factory. Talked about extending maintenance as well. Performed an AC check and cooling. I found the condensing switch burnt and needs replaced. The unit has high, starting amps above lock rotor and recommended the advanced inrush kit due to the homeowner having solar panels. The homeowner is going to go over the options and call back with a decision.

Arrived to home and homeowner was concerned about the amount of water that was coming out drain line. It seems ok to me but I checked to be sure that the coil wasn’t iced over or it had any air flow or refrigerant issues. The filter was very dirty and the silver lining on the inside of the AH door came off and was wrapped around the blower. This could absolutely cause the coil to freeze and create water. I’m overall everything looks ok. Matt was just out here and checked unit over some months back. Homeowner has had a lot of water damage issues and unit doesn’t have a condensation safety switch, it’s really tight down at the drain line and there’s not a lot to work with but I think we can remove the t and put the safety switch in. I think it would be very beneficial with all the water issues she has had.Unit running at departure with a 20 degree TD

The nest thermostat was not connecting to the Wi-Fi and had a bad internal antenna. I replace the nest thermostat and helped the homeowner. Set it up to the app. The unit is operating properly.

Preformed maintenance on Bosch split system. Unit seems to be in good running order. I looked through condenser and AH unit. When I arrived homeowner told me the house was sick and they don’t know if it’s covid so I did not go inside and asked them to turn Tstat down. I recommend getting on a maintenance plan and she preferred I send the info to her for now. Also, I told her about the reme halo and the benefits of them when it comes to preventing sickness and allergies. She was interested but still wanted me to send the info so she can give it some thought. Unit running at departure.

The asked if there are any allergies in home and they said no. I told them that there maintenance agreement is ending in November, it would be a good idea to renew to keep labor in tact. Arrived to home and Tatar was blank. On roof I opened the clean out on drain line and the water poured out because it was backed up. I told homeowner we could just clear it out but I recommend re piping it and adding a new p trap. I also encouraged doing preventative maintenance. The number one reason units fail is because regular maintenance is not done. Homeowner declined recommendations and said he can do it all himself and will give some thought to maintenance

Performed cooler home membership, inspection, in cooling. I found the unit displaying a slight under charge. I did not find any signs of leaking on the system. I charge the unit back to factory specifications. The unit is operating properly.

Preformed tune up on package unit, since last repair unit has been working well the homeowner said. I looked everything over and it seems to be in good condition for the age. There was a couple items that we recommended, one thing is we should do an indoor coil clean as it’s getting dirty. Dirt does make it past filters and it should be cleaned periodically . The other item is the drain line has no safety switch or drain clean out. If the drain backs up this prevents water coming in home. It’s very common to have these on units as most new units have them installed from the start. Other wise everything looks pretty good. Homeowner is 98 and normally goes over stuff like this with her daughter. I told her it’s no issue at all and if they decide to go with my recommendations to just give us a call and we will get it done for her. Unit running at departure.

I found the unit was iced over. The homeowner had had a tuneup and got a clean bill of health two months earlier. The unit possibly has a severe leak. Due to the age and Freon recommended replacing the system.

I found the disconnect for the condenser is melted and needs to be replaced. The capacitor for the blower motor is testing bad. It’s a 15 and it is reading 14.

The homeowner and I spoke about the air balance in home and mentioned one room is a bit cold. I told her I can adjust it but sometimes it take a few times to get it right. She decided to leave it as is for now and let us know next visit if she wants it adjusted. Its the room she spends the most time in. We signed her up on the preferred maintenance plan today. Also, I asked about air quality and if anyone has allergies and she says she doesn’t but her daughter does so I’ll send an estimate over for her for the reme halo. Lastly, she was told that the rattling vent in her office would be replaced. I didn’t see anything in the notes but will let them know and we can get back to her if we need to replace it. It wasn’t doing it while I was here but says it happens often. Unit running at departure.

Homeowner does have 2 caps and was told one needed to be replaced soon by last tech but both are within tolerance. I did recommed add a in rush device to lower starting amps as well as adding a surge protector. The unit was running upon arrival. I checked low-voltage wiring and did not find an issue. I made the switch chatter with the homeowner present to verify the noise. Homeowner confirmed that that was the noise. The contactor is burnt from chattering and needs replaced. The condensate line is slightly clogged, causing the float switch to chatter Y signal to the contactor. I cleared the condensate and replaced the switch and the unit is operating properly.

Also, so that we can put 6 month filters in. Tenants tend to neglect changing filters and this is one of the most important things you can do for your system and air quality. Returned to home and checked the settings on thermostat that homeowner installed. There was a couple things I changed one was it looked like it was following a schedule and the other thing is that sensor may be bad but after we attached the new stat to the wall and took the sensor out everything seems to be working fine. That back room isn’t really hot and door stays open, it also has a return in room. I think the other company put it in as a precaution knowing that would probably be the hottest room. Assuming everything is good from now on customer will let us know if he wants that sensor replaced. I told him to monitor it and let me know

Performed an inspection on the system. The unit is a 2006 and has r22 Freon. The outdoor fan motor is not installed correctly and needs the leads secured. The contactor switch is burnt and needs replaced and the defrost control board is not operating and needs replaced. The condensate line is clogged and the unit is overflowing into the emergency pan. The inside of the cabinet is rusted from the condensate issue over a long period of time. The unit is only producing an 18° split at the unit.

Preformed summer tune up on carrier heat pump, system for the most part in good condition but there was some things the homeowner and I spoke about. The contractor is burned and worn and should be replaced, the armorflex is gone from suction line, and a condensation safety switch should be installed. When I went in the attic and took the panel off unit it was overflowing with water because the drain line was backed up. Homeowner just wanted to clear it for now. It was obvious it’s been going on a long time from rust to the insulation being saturated and discolored. There’s a good chance the blower has been pulling moisture in so we will need to monitor it at future tune ups. Also changed filters out and noticed the return grill doesn’t latch without tape. Arrived to home and homeowner was saying unit would come on sometimes and not others. He had a herm cap that was 18/80 and a fan that was 0/10. We replaced both and I recommended maintenance and a soft start but homeowner wants to think on it. As I was leaving I turned the stat up to 78 and it still should had been calling but it went back to the time delay. I took the stat off and jumped it out, waited 15 mins and the unit kept running with no issues. I suspect the stat is having an issue and recommended replacing it. He is going to do that himself but said he would call if he couldn’t get it to work. Unit is running at departure with a 20 degree TD

Arrived to home and customer had water backing up and overflowing from primary drain line. I cut it in 2 different places and cleared with nitrogen and also dumped water down drain to be sure it was clear. The house is sold and they already accommodated new buyers for fixing some things but typically I recommend adding a condensation safety switch and unit really needs a low profile p trap. The drain line is very tight to cabinet. I left an estimate for both units adding those. Unit run at departure.

Preformed AC check up on 2 units, homeowner had another company that installed units out for a coil repair a couple weeks ago but says his bills were high. I went through units and overall they look ok, but i did have some recommendations. It’s possible the bills were high because the unit was low on refrigerant and running all the time but still I think an energy audit would be beneficial. In addition adding in rush devices would lower amp draws and keep healthy units. Also, the installing company didn’t put condensation safety switches on units , this safety can prevent water damage and avoid dealing with the headaches if they ever back up. Included a preventative maintenance estimate as well. I went over all this with homeowner but it sounds like he wants to go back to the builder and see if he can get them to cover anything. I found the unit had no power. I checked and found a blown fuse in the disconnect. I checked electrical connections and found at the disconnect. The wires were a little loose. I tighten them up. I checked operations, and the unit did not show any fault. The homeowner was not home when the issue Occurred. The units operating properly.

Arrived to home and homeowner said that it’s not blowing air and it had a bad smell. At first I had a hard time figuring out what unit it was, in the inspection they claimed it was a Goodman but it wasn’t. It was the unit just south of it. On the tstat it said no power and on that unit the disconnect was removed and the blower was bad. In addition it’s missing side panels and the grate that covers the condenser fan motor. The electrical panel was wide open and there was zero screws securing the lid of the unit. In short yes we probably could locate panels and replace the blower and cap but the amount of money to do that I would not recommend. I would say the unit is well over 10 years old .And on top of that all the info with model and serial numbers I think was on the missing panel so it would be difficult to figure out. My recommendation it to get a comfort consultant out to give quotes on a new unit. I asked the office to call at 3 when the owner is off to set a appointment. Unit is

Returned to install the motor and found the module and motor are not compatible. Returned to Goodman and Goodman gave a complete motor under warranty and it’s going to warranty our truck stock motor. It’s on will call in North Phoenix. The unit operating properly.

Homeowner had a mini split that was not preforming the way it use too. I checked the unit over and the charge. It was definitely low as it had a 32 degree indoor coil and the TD was off. It’s 8 years old and has never been looked at. Homeowner just wanted me to add refrigerant for now because it will just be replaced down the road. Unit running at departure

Performed a first year call home check up on the system that was installed and diagnose the issue with the mini split. The mini split had a dirty outdoor coil and low on charge. I did not have any evidence of a leak in the unit has not been operating in the last five years. I charge the unit, back to factory specifications and cleaned the outdoor coil. The units are operating properly.

Arrived to home and appointment was moved up due to both units not cooling. This call was scheduled as a maintenance call so I did tune up on both units and made recommendations. Both tstats look like they reset to how they were from factory, so reprogrammed them before tune ups. The home is missing a leg of power. I checked the caps and they tested good. Need to return when power is restored The unit was displaying a low charge. I found oily residue on the king valves. Remove the tops and stop leak oozed out of the king valves. Both king valves would need to be replaced. Recommend replacing the system due to the stop leak contaminating the whole system.

I preformed XV tune up on split heat pump, system running within manufacture specifications. Homeowner has had a lot of stuff done to unit in last few months from replacing compressor to installing a Reme halo. Filters did need to be replaced but he’s ordering them online.
